Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Crown Repair: The Houston Owner’s Guide

We stock Famco crown repair parts on our Houston service trucks and install them for a typical range of $350 to $650, depending on the crown size and how much of the old mortar bed needs removal first. Most Houston homeowners discover the failure the hard way: a damp spot on the ceiling near the fireplace, a musty smell after heavy rain, or chunks of mortar showing up in the yard after a storm. The crown is the concrete cap that seals the top of your chimney, and when a Famco crown assembly fails, water gets into places it has no business being.

We’re an independent chimney service company. We install and repair Famco crown products regularly, but we’re not affiliated with Famco as a manufacturer. What that means for you is straightforward: we stock the parts, we know how they fail in Houston’s climate, and we’ll tell you honestly whether the existing crown can be saved or needs full replacement before we quote a dollar. Hank Delano has been servicing Houston fireplaces for over a decade, and he’ll sketch the damage on a notepad so you can see exactly what we’re seeing.

Which Famco Models This Applies To

Famco manufactures crown assemblies in two primary configurations: cast-in-place forms used during new construction, and pre-cast replacement crowns that slide over existing flue tiles on retrofit jobs. The pre-cast units are the ones we replace most often in Houston, and they come in standard outside dimensions of 16×16 inches up to 32×32 inches, with flue openings sized for 6-inch, 8-inch, or 13-inch round terracotta flue liners.

Here’s the compatibility gotcha most Houston homeowners run into: the crown’s opening must match your flue tile’s outside diameter, not the nominal vent size on the fireplace. A fireplace rated for an 8-inch flue can have a terracotta liner with a 10-inch outside diameter, which requires a different Famco crown than the spec sheet suggests. If you can read the measurement stamp on top of your existing crown, great. If not, we measure on-site before ordering anything.

On the OEM versus aftermarket question: Famco’s OEM crowns are cast with a fiber-reinforced concrete mix that holds up reasonably well, but the brackets and anchor hardware are the weak points in Houston humidity. We stock both OEM Famco crowns and quality aftermarket equivalents from DuraFlex and Olympia Chimney. The aftermarket units from those brands use a denser cast and stainless anchor hardware that resists the corrosion we see in coastal-adjacent Houston air. We’ll quote you both options with a clear explanation of the difference, and you pick.

Signs Your Famco Crown Repair Is Failing

  • Mortar crumbs in the firebox or on the roof. This is the earliest warning sign. Houston’s humidity works through the crown’s surface, and the freeze-thaw cycles we get every winter, even the mild ones, break the bond between the crown and the flue tile. Small pieces start falling.
  • Water stains on the ceiling near the chimney chase. The crown’s overhang is designed to direct water away from the chimney body. Once that overhang spalls or cracks, water runs straight down the brick face and into the framing.
  • A white chalky residue on the exterior brick below the crown. That’s efflorescence, and it means salt from the mortar is being carried through the masonry by water. It’s not cosmetic. It’s proof the crown is no longer doing its one job.
  • Rust streaks running down the flue tile or crown surface. Famco crowns use internal anchor clips to bind the cast material to the flue. When the crown’s surface cracks, those clips get wet, rust, and expand, and the rust streaks tell you exactly where the failure started.
  • A damp, musty smell from the fireplace after rain. The crown let water into the flue, and that water has been sitting in the smoke shelf or mixing with creosote. By the time you smell it, the crown has been failing for at least a season.

Replacement Cost & What’s Included

A Famco crown repair or full replacement in Houston runs $350 to $650 installed. Here’s the breakdown of what drives that range. A simple crown replacement where we remove the old cap, clean the flue top, set the new Famco crown with a proper mortar bed, and seal the joints with a polymer-based crown coat typically lands around $350 to $450.

You’ll pay toward the higher end, $500 to $650, when the old crown has damaged the top courses of brick and we need to rebuild the top of the chimney before setting the new crown, or when the flue tile itself needs grinding or replacement before the crown can seat properly. Every quote we give in Houston includes the written price before we start, the parts, the labor, the mortar and sealant, and the full cleanup. And every Famco crown repair carries our 365-Day Done Right Promise in writing: if the crown fails within a full year, we return at no charge and fix it.

We won’t push a liner replacement on you just because you’re already paying for a crown. If the crown failed and water got into the flue, we’ll camera-inspect the liner and show you the footage. If it’s clean, you don’t need one. If it’s not, you’ll see why with your own eyes.

DIY or Call Us?

You can safely do the inspection yourself. Look at the crown from a ladder or from a second-story window. Check for cracks wider than a hairline, spalling on the edges, or gaps between the crown and the flue tile. That’s your decision point.

The repair itself is not a DIY job, and it’s not because you’re not capable. It’s because the crown is on top of a chimney, and working at that height while chipping off old mortar and setting a 60-pound cast crown onto a flue tile is dangerous. Roof pitch + Houston humidity + one wrong lean = a fall. We have the right equipment, we’re background-checked and uniformed, and we do this every week. Tell me what you’re seeing, I’ll tell you what it costs to fix it. Call (325) 750-6259 and we’ll get you scheduled for a free estimate.
